Slope decides a lot here. A hillside lot means a sloped driveway, retaining walls whose age and engineering nobody has documented, and access that determines whether a dumpster and a contractor's truck can get anywhere near the house. On a full renovation that is a real cost difference, not a detail — and it is one of the things a buyer who has only seen photographs will discover later and try to renegotiate over.

The older grove parcels around the edges of the city bring their own set: outbuildings, irrigation infrastructure nobody has used in twenty years, and structures added over decades without much reference to the permit counter. On the 1970s and 80s tract stock in Shadowridge and the neighbourhoods around it, the work is more conventional — roofing, HVAC, and interiors that are now forty years old.

That is normal for Vista and it goes into the offer. Retaining walls are one of the things conventional buyers panic about mid-escrow, because the cost is genuinely hard to predict until someone looks properly.

Access to the house is difficult. Does that matter?

It affects the renovation cost, so it affects the number — a job where nothing larger than a pickup can reach the house costs more to run. It does not affect whether we buy.

There are outbuildings that were never permitted.
