What buying in Chula Vista actually involves

The west side — Castle Park, the older streets off Broadway, the neighbourhoods around Third Avenue — is where the fixer stock is. These are 1950s and 60s homes, often owned by the same family since they were built, with original kitchens, original electrical service, and roofs that have been patched rather than replaced. They are exactly the houses that cannot pass a lender's conditions without work being done first, which is why they sit.

East of the freeway, in Otay Ranch, EastLake and Rancho del Rey, the maths is different. The houses are newer and structurally sound, but HOA rules govern what can be changed and Mello-Roos assessments are attached to the parcel. Both affect what a renovation is worth doing, so an offer out there is priced on different assumptions than one on the west side.

Do you buy on the east side, or only west of the freeway?

Both. Most of the houses that need what we do are on the west side, but we buy in Otay Ranch, EastLake and Rancho del Rey too. HOA rules and Mello-Roos change the number, not whether we are interested.

Does an HOA complicate the sale?

It adds a step — the HOA has to produce documents and any outstanding assessments get cleared through escrow — but it does not stop a fast close. Tell us up front and it gets handled.

My house has not been updated since the 60s. Is that a problem?

No, that is the normal condition of the houses we buy in Chula Vista. Original kitchens, bathrooms and electrical are priced into the offer. You do not repair, clean, or clear anything.
