Most people sending San Diego homeowners cash offers are wholesalers. They tie the house up under contract with no intention of buying it, then try to sell that contract to somebody who will.
If they cannot find a buyer, they walk, and you have lost weeks.
Michael looks at the house himself and makes the offer himself. There is no acquisitions team working a script, and nobody is passing your address to a list of other buyers to see who bites.
We turn down houses we are not the right buyer for, and we say so on the first call rather than tying up your property while we decide. If your house is renovated and in good condition, listing it will get you more money — that is the honest answer and you should take it.
What we will not do is come back after you accept. The offer accounts for the condition of the house up front, which is the whole reason it does not change later. That has been the rule since 2016.
If I have accepted your price, that is the price. I do not come back in escrow asking for a repair credit.

He looks at every house himself and makes every offer himself — there is no acquisitions team and no script. Most people offering to buy your house for cash cannot be verified at all — no licence, no address, no reviews, nothing that ties the offer to a person. Michael has spent 12 years in San Diego real estate under his own name and licence, and his record as an agent is public.
To be clear about what that rating covers: it is for his work representing buyers and sellers as a Douglas Elliman agent, not for Garner Group Inc's purchases. Garner Group Inc is newer and has no reviews of its own yet. We would rather say so than borrow a number that was earned doing something else.
