Inland heat is the variable that separates El Cajon from the coastal cities. These houses were built before air conditioning was standard in this valley, so the cooling was added later — undersized units, retrofitted into original ductwork that was never designed to carry it. By now a lot of that equipment is at or past end of life, and replacing it properly usually means the ducting as well as the unit.

Roofs take the same punishment. Decades of full summer sun in a valley that regularly runs well above coastal temperatures ages a roof faster than the same roof would age in Oceanside, so on an El Cajon house a roof replacement is normally a line item rather than a maybe.

The upside is the lots. El Cajon parcels are large by county standards, which is why the older ranch homes here so often have additions, converted garages and back structures — frequently built without permits. That is a problem for a conventional sale and not one for us.
