The process is short because there is no lender and no agent in it. You tell us about the house, we look at it, and we make an offer. If you accept, we open escrow and close. There is no listing, no staging, no showings, and no appraisal contingency that can collapse the deal three weeks in.
The reason most fast sales fall apart is not the buyer's intent — it is that the buyer never had the money. Ask any cash buyer, including us, for proof of funds before you sign anything, and read the buyer's name on the contract. If it says "and/or assigns", that buyer is planning to sell your contract to someone else rather than buy the house.

How fast can you actually close?
7 to 10 days from an accepted offer, because we buy with our own funds and there is no lender underwriting the purchase. If you need longer — to find your next place, to finish a school year — say so, and we will set the closing date around you rather than the other way round.
What does it cost me to sell this way?
Nothing out of pocket. We cover both sides of closing costs, and no commission is charged to you because no agent is representing you in the transaction. The cost is in the price: a cash as-is offer accounts for the work the house needs and the risk we take on by not asking you to fix anything.
Will you lower the price after I accept?
No. The accepted offer is the closing number. We price the condition of the house and the risk into the offer up front, which is why we do not come back mid-escrow asking for repairs or a credit. If we find something we missed, that is our problem, not a reason to renegotiate with you.
When should I NOT sell to you?
If your house is already renovated and in good condition, we are not your best buyer. Put it on the market with an agent — you will get more money and you can afford to wait for it. We buy houses that need work, and our offer reflects that. We would rather tell you this on the first call than waste your time.
Do I have to clean the house out?
No. Leave whatever you do not want. We handle clearing the house after closing, and you do not need to repair, paint, or stage anything.
How do I know you are a real buyer and not a wholesaler?
